Project Analyst (Planning & Development Advisory)

The Opportunity

At Brailsford & Dunlavey (B&D), we lead the planning, development, and management of the places that shape and strengthen communities—where people live, learn, work, and play. B&D partners with institutions, municipalities, and organizations to shape and deliver complex real estate and capital projects, providing strategic insight and end-to-end advisory services across the full project lifecycle.

B&D recently joined forces with Project Management Advisors, bringing together two nationally recognized leaders in program management and real estate advisory services. Together, the combined firm offers expanded capabilities across industries and throughout the full project lifecycle—from early-stage strategy and planning through execution and beyond.

In this role, you’ll help advise colleges, universities, municipalities, and mission-driven institutions on how to position major assets such as campus housing and recreation centers to athletic facilities, mixed-use developments, and community spaces.

This is a hybrid position located in Atlanta, GA, with a schedule of three days in the office each week.


What You’ll Do

  • Conduct market research, interviews, surveys, and focus groups

  • Perform site analysis, needs assessments, and program planning

  • Build and refine financial models

  • Analyze and synthesize data into clear, strategic recommendations

  • Develop presentation decks and written deliverables for clients

  • Support client meetings and presentations

  • Contribute ideas and recommendations to project teams

  • Assist with quality control and ongoing research initiatives

  • Participate in business development activities and industry events


What We're Seeking

  • Bachelor’s degree in urban planning, real estate, finance, economics, higher education, architecture, or a related field

  • 2+ years of relevant experience.

  • Strong financial modeling and advanced Excel skills

  • Analytical rigor with the ability to connect data to strategy

  • Intellectual curiosity and a desire to continuously improve

  • Clear, confident written and verbal communication skills

  • Ability to thrive in a fast-paced, collaborative environment

  • Willingness to travel on a monthly basis

This role's target base annual salary range is currently $70,000-80,000. Pay scales are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of several factors unique to each candidate, including but not limited to job-related skills, relevant education, experience, certifications, abilities of the candidate, and pay relative to other team members.
